Entry Report Co provides independent tenant support services, including but not limited to:

General tenancy guidance
All services are provided as practical support and guidance only.
No Legal or Professional Advice
Entry Report Co does not provide legal, financial, or specialist professional advice.
Any information or guidance provided is based on industry experience and general knowledge of property management practices. It should not be relied upon as legal advice.
Clients should seek independent legal advice where required.
Scope of Service
Services are limited to the specific request made by the client and are based on the information provided at the time.
For inspection-related services:

Inspections are visual only
-
Limited to accessible areas at the time of attendance
-
No invasive or specialist testing is carried out
This service is not a building inspection, pest inspection, or compliance certification.
Access & Property Conditions
The client is responsible for ensuring appropriate access to the property.
Where areas are obstructed by furniture, belongings, or restricted access, these areas may not be able to be inspected or documented.
Entry Report Co will not be responsible for any items or conditions that could not reasonably be accessed or observed.
Timing & Limitations
Services are best completed prior to furniture being moved into the property.
Where furniture is present, Entry Report Co cannot guarantee that all areas will be fully accessible or documented.
All reports and observations reflect the condition of the property at the time of inspection only.
Client Responsibility
The client remains solely responsible for:

Submitting entry condition reports within required timeframes

Decisions made in relation to tenancy matters

Any communication with agents, landlords, or third parties
Entry Report Co does not make decisions on behalf of the client.
Limitation of Liability
To the extent permitted by law:

Entry Report Co does not guarantee that all defects, issues, or concerns will be identified

Entry Report Co is not liable for any loss, damage, claim, or dispute arising from the use of our services

Liability is limited to the cost of the service provided
Third Party Outcomes
Entry Report Co is not responsible for the outcome of:

Rental applications
-
Tenancy disputes
-
Bond claims
-
Decisions made by property managers, landlords, tribunals, or other third parties
Fees & Payment
Fees are provided based on the information available at the time.
A deposit may be required to secure a booking.
Services are not confirmed until payment is received.
Changes & Cancellations
Changes to bookings must be requested as early as possible.
Entry Report Co reserves the right to reschedule where necessary due to availability or circumstances outside of our control.
Acceptance
By proceeding with a booking, completing a service request form, and/or making payment, you acknowledge that you have read and agree to these Terms and Conditions.
